Miami beachfront promenade with palm trees and calm turquoise water in warm November light — moving to Miami, cost of living in Miami, best neighborhoods in Miami for a snowbird season

Short answer: if you are moving to Miami for the snowbird season in 2027, the cheapest warm weeks are at the edges, not in the middle. Arrive in early-to-mid November and leave in early-to-mid April, and on a furnished 2-bedroom at a US$5,200 peak month you cut about US$1,820 off a 4-month season — about US$2,057 once the ~13% transient tax is counted — compared with the classic January-to-April block. A 3-month season shifted from January–March to November–January saves about US$2,860 in rent alone. The surprise in the data: November is warmer than January in Miami. January is the coldest month of the year here and the most expensive one. The literal question — snowbird season in Miami 2027: when to arrive and leave to dodge peak prices — is really a question about five dated price spikes, and every one of them is already on the calendar.

Moving to Miami in winter 2027: the season is five prices, not one

Most snowbirds shop for “the season” as if December through March were a single product at a single price. Landlords do not price it that way. Seasonal rent in Miami moves in tiers, and the tiers follow events and weather, not the calendar quarter. Using the seasonal ranges Florida rental guides publish — peak January–March running well above shoulder months, December and April about 15–25% below peak, November about 30–40% below peak — here is what one furnished 2-bedroom actually looks like month by month. I use a US$5,200 peak month, inside the US$4,500–6,000 range I verified for furnished 2-bedrooms in Brickell and Miami Beach for the January–April season. This is a planning model, not a quote for a specific unit — run your own unit through the same factors.

MonthWhat drives the priceModel rent (furnished 2BR)Avg. high / low (NOAA)
November 2026Shoulder: snowbirds still arriving, no major event stack~US$3,380 (35% below peak)78.9°F / 68.6°F
December 2026Art Basel Dec 4–6, then the Christmas–New Year crush~US$4,160 (20% below peak)76.1°F / 64.6°F
January 2027True peak begins; coldest month of the year~US$5,200 (peak)73.6°F / 61.2°F
February 2027Boat Show + Presidents Day, then SOBEWFF~US$5,200 (peak)74.8°F / 63.3°F
March 2027Miami Open + spring break + Ultra, stacked~US$5,200 (peak)76.5°F / 65.2°F
April 2027Shoulder returns; warmest month since November~US$4,160 (20% below peak)79.6°F / 69.8°F

Now compare whole seasons on the same unit. Three months from January to March cost US$15,600 in rent. The same three months from November to January cost US$12,740 — a saving of US$2,860, before tax. Four months from January to April cost US$19,760; four months from November to February cost US$17,940. And because Miami-Dade adds roughly 13% in transient taxes to leases of six months or less (about 14% in Miami Beach), every dollar of rent you shave also shaves about 13 cents of tax: the 4-month shift is worth about US$2,057 all-in. Where does that sit in the full cost of living in Miami for a season? It is roughly a month of groceries and dining for a couple — real money, won purely by choosing different start and end dates on the same apartment. Our breakdown of the true cost of a 4-month snowbird season in Miami shows where the rest of the budget goes.

The five price spikes, dated

1. Art Basel and Miami Art Week, December 2–6, 2026. The fair’s public days run December 4–6, with invitation previews on December 2–3, and the whole city reprices around it — nightly rates most violently, but December monthly leases carry the glow too. Arriving November 30 or earlier means your first month was priced as November, not as Basel month.

2. Christmas to New Year, December 21, 2026 – January 1, 2027. Miami-Dade public schools are on winter recess for exactly this stretch, family travel peaks, and anyone signing a lease that starts in late December pays holiday pricing for their first month. A November or early-December start steps around it.

3. Boat Show into Presidents Day, February 10–15, 2027. The Discover Boating Miami International Boat Show runs February 10–14, and Monday February 15 is Presidents Day — a five-day compression in the middle of peak month. On a monthly lease you cannot dodge a mid-lease spike, which is exactly why the saving is taken at the edges of the season instead.

4. SOBEWFF, February 25–28, 2027. The South Beach Wine and Food Festival closes February with 100-plus events across Miami Beach. Same lesson: it lands inside any January–March lease, at peak rate.

5. The March stack, March 14–28, 2027. This is the one that justifies the whole strategy. The Miami Open runs March 14–28 at Hard Rock Stadium. Miami-Dade spring recess runs March 22–26. Ultra Music Festival runs March 26–28 at Bayfront Park. In the last week of March, all three overlap. Short-term rental data agrees: March is Miami’s strongest month of the year, with average occupancy near 70% and the highest average revenue per listing of any month — ahead of December. If your lease ends in March, you paid peak for the single most compressed month on the calendar. If it ends in April instead, your last month was priced at shoulder.

What most people don’t know

January is Miami’s coldest month — and its most expensive. The NOAA 1991–2020 normals for Miami Beach put January’s average high at 73.6°F with lows near 61°F, and January cold fronts regularly push nights into the 50s. November averages 78.9°F — more than five degrees warmer — and April averages 79.6°F, warmer than every month from December through March. Snowbirds fleeing a northern January imagine they are buying Miami’s best weather at peak price. They are buying its worst month of weather at its highest price, because the price is set by northern winter and event demand, not by the local thermometer. Among the best neighborhoods in Miami for a shifted season, the garden suburbs and bayside districts — Coral Gables, Coconut Grove, Edgewater — hold their shoulder pricing longer than the beach, where event compression bites hardest; our snowbird guide to a Miami winter walks through how each area behaves across the season.

An early-November arrival is still hurricane season — price that in, do not fear it. The Atlantic hurricane season officially runs June 1 to November 30, so a November 1 arrival carries a theoretical tail of storm risk that a December 1 arrival does not. In practice, late-season activity is far below the August–October peak, and the honest trade-off is this: a flexible first two weeks (refundable flights, a lease you can shift by days, travel insurance) against roughly US$1,800 of rent saved by starting in November instead of December. Most of my clients take the saving and buy the flexibility. What I never advise is arriving in October to chase an even cheaper month — that discount is priced by real storm-season risk.

You cannot dodge a mid-lease spike, so stop trying to. Snowbirds ask me whether leaving town during Basel week or Boat Show week lowers their rent. On a monthly seasonal lease it does not — the lease is the lease. The entire game is played before you sign: the start date decides which tier your first month is priced at, the end date decides whether March is inside your lease at peak or outside it, and a single continuous lease is what keeps you under the six-month line where the ~13% transient tax applies — a cost I flag on every budget, next to how security deposits work in Miami, because the deposit and the first month’s tax tend to land in the same week. Choose the window first; negotiate the unit second.

Leaving in April beats leaving in March on comfort, not just price. April’s average high of 79.6°F and low of 69.8°F make it the first genuinely warm-water month since autumn, the event calendar empties after Ultra ends on March 28, and restaurants and beaches empty with it. The classic season ends March 31 because northern schools and habits say so, not because Miami stops being good. Staying two weeks into April, at shoulder pricing, is the cheapest upgrade in the whole season.

My recommended windows for winter 2027

The value season (3 months): November 1 – January 31. Model rent US$12,740 on the unit above, versus US$15,600 for January–March. You get the warmest arrival month, the holidays in Miami if you want them, and you leave before the February–March event stack — from the north’s point of view you miss the worst of February and March at home only partially, which is this window’s honest cost.

The balanced season (4 months): November 15 – March 15. You keep almost all of the November discount, take January and February at peak because that is the point of being here, and your March is a half-month priced inside a lease that ends before the Open–spring break–Ultra stack peaks on March 22–28.

The full season (five and a half months): November 1 – April 15. Model rent of about US$25,220 on the same unit — and two of those months, November and April, are both warmer and cheaper than the three peak months between them. If your life allows five and a half months, this is the window where the cost per week of good weather is lowest of the entire year. Whichever window you choose, the checks in our complete library of Miami relocation guides — lease clauses, building minimum stays, deposits — apply exactly the same; only the dates change.

Frequently asked questions

When is the cheapest time to arrive in Miami for snowbird season 2027?
Early-to-mid November 2026. November seasonal rents run roughly 30–40% below the January–March peak in Florida seasonal-rental guides, and November is warmer than January on NOAA’s 30-year normals (average high 78.9°F vs. 73.6°F). The trade-off is that hurricane season officially runs until November 30, so keep your first weeks flexible.

What is the most expensive week of the Miami snowbird season?
The last week of March 2027. The Miami Open (March 14–28), Miami-Dade spring recess (March 22–26) and Ultra Music Festival (March 26–28) overlap, on top of normal peak pricing. March is Miami’s strongest short-term rental month of the year by occupancy and revenue. If your lease can end before it — or start in November so March falls outside a 3-month term — you avoid paying peak for it.

Is it worth staying into April, or should I leave at the end of March?
Staying into April is usually worth it. April prices about 15–25% below peak in seasonal guides, its average high (79.6°F) is the warmest since November, and the event calendar empties after March 28. On the model unit in this article, an April month costs about US$4,160 against US$5,200 for a peak month.

Can I save money by leaving Miami during Art Basel or Boat Show week?
Not on a monthly seasonal lease — mid-lease weeks are paid whether you are in the unit or not. The savings live in your start and end dates: arrive in November so your first month is not priced as December, and choose an end date that keeps the late-March event stack outside your term where you can. Nightly and hotel pricing spikes around those events; monthly leases price by month tier.
