Bright furnished apartment living room in Miami with a wooden desk, laptop and academic books by a window overlooking palm trees and low-rise buildings, sofa and unpacked suitcase suggesting a months-long faculty sabbatical stay — moving to Miami, sabbatical furnished rentals for 6 to 9 month faculty stays, cost of living in Miami

Short answer: if you are moving to Miami for a sabbatical in Miami — furnished rentals for 6–9 month faculty stays are the product to look for, but the date on your lease matters more than the furniture. In Florida, rent for 6 months or less is taxed as a transient stay — about 13% in most of Miami-Dade — while a bona fide written lease for longer than 6 months is exempt from that tax (Florida Statutes 212.03). At US$3,200 a month, that line is worth US$416 a month: a 5-month semester stay pays US$2,080 in tax alone, and a 7-month written lease pays none of it. For the home itself, budget from verified unfurnished averages near the campuses — South Miami 1-bedroom US$2,357/month, Coral Gables 1-bedroom US$3,268/month (RentCafe, September 2026) — and expect a furnished, shorter-term unit to run roughly 13% above the comparable annual lease, based on real Miami listings. Your cost of living in Miami on sabbatical is decided first by that 6-month line, and only then by the neighborhood.

Moving to Miami on sabbatical: why 6 months plus a day is the cheapest date you can sign

A sabbatical feels like a long stay. Florida tax law disagrees — for one semester, at least. Sabbaticals are usually structured as one semester at full pay or two semesters at reduced pay: at FIU, for example, the published terms are a competitive sabbatical at full pay for one semester, two-thirds pay for two semesters, or a non-competitive academic year at half pay. One semester is roughly four to five months in the home — and any rental of 6 months or less in Florida is a transient rental for tax purposes, whoever collects the tax and whatever the platform calls it.

How the stay is structuredTransient tax in Miami-DadeTotal at US$3,200/month
5 months (one semester, booked as a short stay)~13% — US$416/monthUS$16,000 rent + US$2,080 tax = US$18,080 (effective US$3,616/month)
Exactly 6 monthsStill taxable — the exemption starts at longer than 6 monthsUS$19,200 rent + US$2,496 tax = US$21,696
7 months, bona fide written lease, continuous residenceExempt under Fla. Stat. 212.03US$22,400, no transient tax line
9 months, bona fide written lease (full academic year)ExemptUS$28,800, no transient tax line

Read the middle row twice, because it is the mistake I see most: a lease written for exactly six months does not cross the line. The statute exempts a written lease for longer than six months. If your research calendar allows it, writing the term as six months plus at least a day — in a real, signed lease, for continuous residence at one address — removes a tax line worth US$416 a month at this rent level. If your sabbatical is genuinely one semester and cannot stretch, do the opposite: price the ~13% in from the first budget draft, so it does not appear as a surprise on the final invoice. Either way, the tax question belongs in the negotiation, before the signature — not in the first month’s statement.

What a 6–9 month furnished stay costs near the campuses in 2026

Sabbatical housing clusters where the appointments are: around the University of Miami (Coral Gables / South Miami) and FIU (Sweetwater / Fontainebleau / Doral). These are the verified unfurnished averages — the honest base for your budget, before the furnished premium:

Area1-bedroom average2-bedroom average9-month total, 1BR / 2BR (unfurnished)
South Miami (by UM)US$2,357US$3,558US$21,213 / US$32,022
Coral Gables (UM campus)US$3,268US$4,954US$29,412 / US$44,586
Miami overallUS$2,444US$2,977US$21,996 / US$26,793
Sweetwater (by FIU)US$2,199US$2,806US$19,791 / US$25,254
Doral (family option by FIU)US$2,516US$3,036US$22,644 / US$27,324

Now the furnished layer. A real Miami listing shows the mechanics: a furnished studio on Lincoln Road offered at US$2,300 a month on a one-year lease is priced at US$2,600 a month on a six-month lease — a premium of US$300, about 13%, for the shorter term on the same unit, with Wi-Fi, cable and parking included. Applying that same 13% to the South Miami 1-bedroom average gives a SETTLE working estimate of roughly US$2,664 a month furnished — an estimate built from a verified premium, not a quote for a specific unit. The Gables-versus-South-Miami gap is the other number to internalize: over a 9-month academic year, a 2-bedroom in Coral Gables (US$44,586) costs US$12,564 more than the same months in South Miami (US$32,022), for a commute difference measured in minutes. That is why my criterion for sabbatical scholars is to price South Miami and the Grove’s edges first, and pay the Gables premium only when walking to campus is the point of the stay. If you are still choosing where to land, the guide to spending a season in Miami explains the east-side seasonal market most newcomers meet first — and why campus-side scholars usually should not pay it.

What most people don’t know

Your sabbatical pay structure sets your housing ceiling — and it is published. At FIU, a one-semester competitive sabbatical pays full salary; the two-semester versions pay two-thirds (competitive) or half (non-competitive). Two semesters at reduced pay is exactly when scholars over-commit: they sign a Gables lease sized to their full salary and spend the year subsidizing the apartment instead of the research. Model the lease against the sabbatical salary you will actually receive, month by month — and if a host institution or grant tops you up, get that amount in writing before you use it to justify a higher rent.

Many condo buildings quietly reject 6–9 month leases. The landlord may say yes while the association’s rules say no: many Miami condo associations set minimum lease terms of 6 or 12 months and cap how many times a unit can be leased per year. A sabbatical term can fail on a rule the listing never mentions. Before any deposit moves, confirm — in writing, from the association or management — the building’s minimum term, its leases-per-year cap, and its approval timeline. Then protect the deposit itself: read how Miami security deposits work and when Florida law forces their return before you wire anything from abroad.

Florida gives you a clean exit ramp — if you sign it on day one. An early-termination fee or liquidated damages in Florida is capped at two months’ rent, and it is only enforceable if you and the landlord both agreed to it at signing in a separate signed addendum, with your notice capped at 60 days (Fla. Stat. 83.595). Research plans change — grants shift, archives close, a semester gets recalled. Signing that addendum when you arrive converts a potential open-ended liability into a known maximum. And if your stay stretches by a month at the end, know that a Florida month-to-month tenancy now needs at least 30 days’ written notice to end (Fla. Stat. 83.57, as amended in 2023) — plan the extension conversation a month earlier than you think.

The furnished premium buys things a 7-month stay actually uses. Unlike a 3-month stay, a sabbatical household cooks, works and receives mail for most of a year. When you compare a furnished quote against an unfurnished average, itemize what is bundled — utilities, internet, parking, linens, a real desk and chair — because furnishing a bare unit for seven months, then disposing of it all, routinely costs more than the premium. This is also where campus-side context helps: our guide to the best neighborhoods for UM faculty near the Coral Gables campus prices the walk-to-campus trade-offs street by street.

Cost of living in Miami on sabbatical: a realistic 7-month picture

Take the modal case: a single scholar, 7 months, furnished 1-bedroom near UM in South Miami at the SETTLE estimate of about US$2,664 a month. The lease totals roughly US$18,648, with no transient tax because the written term exceeds six months. Add a security deposit — Florida law sets no statewide cap, and one month is the common ask, so hold US$2,664 as refundable cash you cannot touch until after you leave (the landlord must return it within 15 days of the lease ending if there is no claim, or send a written claim notice within 30 days, under Fla. Stat. 83.49). If the same scholar had booked the same unit as two shorter stays or a 5-month semester booking, the tax alone would have added roughly US$350 a month at this rent — the price of a month of groceries, paid to a tax line the longer written lease legally avoids. Scholars arriving with a partner or children should run the 2-bedroom rows of the table above, and scholars headed to FIU should start from the Sweetwater and Doral rows and read our housing guide for FIU visiting researchers near the Modesto Maidique Campus before widening the search to the city as a whole.

Frequently asked questions

Is a 6-month lease in Miami tax-free?
No. Florida’s transient rentals tax applies to rentals of 6 months or less. The exemption in Fla. Stat. 212.03 is for a bona fide written lease for longer than 6 months for continuous residence — so write the term as six months plus at least a day, in a signed lease at one address, and keep a copy. In most of Miami-Dade the tax you avoid is about 13% of the rent.

How much does a furnished apartment for a sabbatical cost in Miami in 2026?
Start from verified unfurnished averages (RentCafe, September 2026): US$2,357 for a South Miami 1-bedroom and US$3,268 in Coral Gables. Furnished, shorter-term units carry a premium — a real Lincoln Road listing prices the same furnished studio at US$2,600 on a 6-month term versus US$2,300 on a year — so a working estimate for a furnished South Miami 1-bedroom is around US$2,664 a month, before any tax treatment.

Can I break a 7-month lease if my sabbatical plans change?
Cleanly, if you set it up at signing: Florida caps an agreed early-termination fee or liquidated damages at two months’ rent, and it only applies if both sides signed a separate addendum when the lease was executed (Fla. Stat. 83.595), with your notice at no more than 60 days. Without that addendum, early exit is a negotiation, not a right — which is why I treat the addendum as non-negotiable for visiting faculty.

Where should a sabbatical scholar live: Coral Gables or South Miami?
For most, South Miami. Its 1-bedroom average (US$2,357) runs about US$911 a month below Coral Gables (US$3,268) — roughly US$8,199 over a 9-month year — while staying on the same Metrorail corridor to the UM campus. Pay the Gables premium when walking to your office or archive is the daily point of the sabbatical, or when a school placement for your children decides the address for you.
