Modern university campus in west Miami with palm-lined walkways and research buildings in bright morning light, apartment buildings across the avenue — moving to Miami, FIU visiting researchers housing near the Modesto Maidique campus, cost of living in Miami

Short answer: if you are moving to Miami as an FIU visiting researcher, do not search “Miami” — search three rings around the Modesto Maidique Campus (MMC) in west Miami-Dade. In the walk ring (Sweetwater, across SW 8th Street from campus), a furnished room in a house listed on FIU’s own off-campus service runs about US$850/month with utilities included, and the per-bed student buildings near campus start at US$995–1,270 per bed. A conventional 1-bedroom of your own in Sweetwater averages US$2,199/month (RentCafe, October 2026) and a 2-bedroom US$2,806. In the family ring, Doral, a 1-bedroom averages US$2,516 and a 2-bedroom US$3,036. For comparison, Brickell — where most researchers look first — averages US$3,807 overall and buys you a cross-town commute. Your cost of living in Miami as a visiting researcher is decided by which ring you land in, and by whether your lease term matches your appointment dates.

Moving to Miami: the three housing rings around FIU’s Modesto Maidique Campus

MMC is not in the Miami of the postcards. It sits in the University Park / Sweetwater area of west Miami-Dade, at SW 8th Street (the Tamiami Trail) and SW 107th Avenue — a suburban, car-oriented corridor of garden apartments, student towers and single-family streets. That geography, not the beach, should drive your housing search:

Ring Where What you get Verified 2026 price
Walk ring Sweetwater, directly across SW 8th St from MMC Furnished rooms in houses + per-bed student buildings (109 Tower, 4th Street Commons, Identity Miami, The One at University City, Lapis) Room in a house ≈ US$850/mo utilities included; per-bed from US$995 (Lapis), US$1,144 (Identity Miami), US$1,270 (The One)
Short-drive ring Fontainebleau, Westchester, Tamiami — 5–15 minutes by car Conventional garden-style apartments and condo rentals, whole unit, standard 12-month leases Sweetwater averages: 1BR US$2,199 · 2BR US$2,806 · 3BR US$2,972
Family ring Doral, northwest of campus Newer master-planned communities, more services and school options, quieter streets 1BR US$2,516 · 2BR US$3,036 · 3BR US$3,500 (RentCafe)

The walk ring is where FIU itself points newcomers: the university’s guidance for international and graduate audiences names 109 Tower, 4th Street Commons, Identity Miami and The One at University City as the FIU-approved independent options within walking distance of MMC — fully furnished, with rental rates that include utilities, and many units reservable before you arrive. The short-drive ring is the value play for a researcher who wants a real apartment rather than a bedroom: whole-unit leases at Sweetwater averages, in the same corridor as campus. The family ring in Doral costs roughly US$300–500/month more than Sweetwater for the same bedrooms and buys a more residential daily life — the trade most visiting faculty with children end up making. All three rings sit inside one of the more affordable corridors in the cost of living in Miami map — and well below the Brickell and beach numbers that dominate a first search.

The per-bed trap: why the cheapest listings near MMC are not apartments

The lowest prices you will see near MMC — US$995, US$1,144, US$1,270 — are per bed, not per apartment. The towers beside campus rent individual bedrooms on individual leases, furnished, utilities included, with roommate matching. For a single scholar on a tight stipend that can be a rational deal. For a researcher arriving with a partner or children, or on a January start that does not match the academic calendar these buildings lease on, it is the wrong product at any price — and the headline number hides it. Read every near-campus listing twice: once for the price, once for the words “per bed.”

The second trap is term mismatch. Research appointments start off-cycle — January, March, whenever the grant lands — while this corridor turns over on the academic calendar, with the deepest inventory in late spring and summer. A 7-month appointment starting in January faces a thinner market and landlords who prefer 12 months. That is negotiable more often than researchers assume, especially in the short-drive ring’s smaller complexes — but it has to be negotiated before you sign, in writing, alongside the deposit terms. Before any money moves, read our security deposit guide on how much Miami landlords can charge and when Florida law forces them to return it, and if you are arriving on a J-1, pair this page with our guide to the housing documents J-1 visiting scholars must show Miami landlords.

What most people don’t know

FIU runs its own off-campus listing service — and landlords there specifically seek researchers. The university’s off-campus housing site carries rooms, houses and apartments around MMC, plus a roommate board. A current listing there offers a furnished room in a five-bedroom house directly across from campus — a five-minute walk to the SW 107th Avenue entrance — at US$850 a month with all utilities included, with the landlord stating a preference for postdocs, doctoral students and visiting lecturers or faculty. That inventory never reaches the big portals.

FIU’s dorms are not a visiting-researcher solution. On-campus housing at MMC is student housing: limited, assigned on need and availability, and waitlisted even for students. FIU is building more — a new residence hall on campus and its first affiliated off-campus tower, 820 beds across 107th Avenue — but that tower opens in fall 2028. For a 2026–2027 appointment, plan on the off-campus market from day one.

There is no Metrorail at MMC — but the trolleys are free. Metrobus routes 8, 11, 24 and 107 serve the campus terminals, the City of Sweetwater runs free trolleys between FIU and Sweetwater, Doral’s free trolley Route 4 is the FIU route, and the Golden Panther Express links MMC with the Biscayne Bay Campus for US$2.50 a trip. Still, Sweetwater scores 49/100 for walkability and 17/100 for transit: outside the walk ring, daily life here assumes a car.

The pedestrian bridge over 8th Street still was not open in fall 2026. The new bridge linking FIU with Sweetwater — replacing the crossing of the busy Tamiami Trail — had no announced opening date as of September 2026 reporting. If you are counting on walking from a Sweetwater room, check the bridge’s status and the exact crossing before you sign, not after.

Cost of living in Miami for an FIU visiting researcher: a realistic monthly picture

For a single researcher in the walk ring, a shared house or per-bed lease (US$850–1,270) plus groceries, a phone plan and local transport typically keeps housing-led spending far below the Brickell benchmark — the same reason the corridor is full of graduate students. For a researcher renting a whole 1-bedroom in Sweetwater (US$2,199 average), add utilities that the per-bed buildings bundle but conventional leases do not, plus a car: in this corridor, a car is less a lifestyle choice than infrastructure, and its insurance, fuel and parking belong in your budget from the start. Families in Doral should model the 2-bedroom at US$3,036 and the same car line — Doral’s premium over Sweetwater is real but modest next to the gap between this whole corridor and the east side of the city. If your appointment also involves time on the bay side of Miami, our snowbird guide to a Miami winter breaks down the east-side seasonal market most newcomers meet first — useful context for what you are not paying out west.

Frequently asked questions

Can visiting researchers live in FIU on-campus housing?
On-campus housing at MMC is student housing — limited, need- and availability-based, and waitlisted. It is not designed for visiting faculty or researchers, especially those arriving with family, and FIU’s new affiliated off-campus tower does not open until fall 2028. Treat the off-campus market around MMC as your housing plan, and use FIU’s own off-campus listing service as one of your sources.

How much is a 1-bedroom near the Modesto Maidique Campus in 2026?
A conventional 1-bedroom in Sweetwater averages US$2,199/month (RentCafe, October 2026); in Doral, US$2,516. The cheaper numbers near campus — from US$995 — are per-bed leases on a single bedroom in a shared student unit, not whole apartments.

Do I need a car if I live near FIU MMC?
In the walk ring, not strictly: campus, the per-bed towers and Sweetwater’s daily shopping sit within walking or free-trolley distance, and Metrobus routes 8, 11, 24 and 107 serve the campus. Beyond that ring, yes in practice — the area scores 17/100 for transit, and most visiting researchers who live in Fontainebleau or Doral drive.

When should I start looking, and can I reserve before arriving?
Start 60–90 days before your appointment if you can. Inventory near MMC turns over on the academic calendar — deepest in late spring and summer — and FIU notes that many of the walking-distance buildings can be reserved before arrival. What you should never do is wire a deposit on an unverified listing from abroad: verify the unit, the landlord and the deposit terms first, or have someone local do it for you.
