Waterfront university campus on Biscayne Bay in North Miami with palm trees, research buildings and a sailboat in bright morning light, apartment buildings along the shore — moving to Miami, FIU Biscayne Bay Campus faculty housing, cost of living in Miami

Short answer: if you are moving to Miami for a faculty post at FIU’s Biscayne Bay Campus (BBC), rent by the gate, not by the map. The campus, at 3000 NE 151st Street in North Miami, has a single road entrance, so the neighborhoods that work are the ones that feed NE 151st Street: in North Miami itself a conventional 1-bedroom averages US$2,139/month and a 2-bedroom US$2,748 (RentCafe, September 2026). In North Miami Beach the same units average US$2,263 and US$2,794. In Aventura, the family-and-services option just north, a 1-bedroom averages US$2,340 — US$201 a month, US$2,412 a year, more than North Miami for the same bedroom count. And do not build your plan on the campus shuttle from FIU’s other campus: the Panther Express is free for students, but employees pay US$5 a ride — about US$200 a month in fares alone if you commute daily. Your cost of living in Miami as BBC faculty is decided by which side of that one gate you sleep on.

Moving to Miami for FIU’s Biscayne Bay Campus: $2,139 in North Miami — and why living near the other campus costs you $200 a month

BBC is not a smaller copy of FIU’s main campus. It is a roughly 200-acre waterfront campus on Biscayne Bay, next to Oleta River State Park, with more than 7,000 students — the largest branch campus in Florida’s State University System. The Chaplin School of Hospitality and Tourism Management and the journalism school are headquartered here, and the marine science programs exist because of the bay at the edge of campus. It draws a specific faculty profile — hospitality, marine science, journalism, arts and sciences — and it sits in the northeast corner of Miami-Dade, far from the Coral Gables and Sweetwater markets that serve FIU’s other campus. Search for housing the way UM and MMC faculty do and you will price the wrong city.

Read the table the way a BBC appointment should: the spread between the cheapest and most expensive ring is about US$200 a month for a 1-bedroom, not the US$1,000-plus spread you find around Coral Gables. That makes BBC one of the more forgiving faculty markets among the best neighborhoods in Miami for university staff — if you stay in the northeast corridor. The expensive mistake here is not choosing Aventura over North Miami; it is drifting south or west — Brickell, Midtown, or the MMC corridor — and paying big-city rent for a cross-county commute to a campus with one gate.

One gate: why the commute math at BBC is different

Every road trip to BBC ends the same way: NE 151st Street, east from Biscayne Boulevard. FIU’s own driving directions tell the story — from Miami, I-95 north to 135th Street, east to US-1, north to 151st; from Fort Lauderdale, I-95 south to the 826, east to US-1, south to 151st. There is no back entrance, no second causeway, no shortcut across the bay. Two consequences follow. First, judge every listing by its route to that gate at 8 a.m., not by its straight-line distance on a map: a home that looks close across the water can be a long drive around it. Second, the neighborhoods in the table win precisely because they feed Biscayne Boulevard north–south, the one arterial the gate opens onto. Before you sign anywhere, drive your exact route at your exact teaching hour — and before any deposit moves, read our guide to how much Miami landlords can charge as a security deposit and when Florida law forces them to return it. If your appointment is split with the Modesto Maidique Campus, pair this page with our housing guide for FIU visiting researchers near the Modesto Maidique Campus and price both commutes, not just one.

What most people don’t know

The campus shuttle is free for students — and US$5 a ride for you. FIU’s Panther Express runs between MMC and BBC every half hour on weekdays, 6 a.m. to 10 p.m. with a final 11 p.m. departure while classes are in session, with Wi-Fi on board. FIU Operations states the fare plainly: free for students, US$5 for employees, paid with your FIU One Card. A faculty member living near MMC and riding it twice a day, 20 teaching days a month, spends about US$200 a month on that shuttle alone — which quietly erases the rent saving of the west-side corridor (a Sweetwater 1-bedroom averaged US$2,199 in October 2026, already above North Miami’s US$2,139) before you count a single minute of the cross-county ride.

The apartments on campus are not faculty housing. Bayview Student Living stands on the BBC campus itself, two minutes from the Wolfe University Center, with furnished studio, two- and four-bedroom units. It is also, in FIU’s own classification for exchange students, considered OFF-campus housing, independent from FIU Housing, sold on annual Fall-plus-Spring contracts. It is a student product with a student calendar. A visiting professor on a one-semester or off-cycle appointment should not assume a Bayview contract can be shaped around faculty dates — get any exception in writing before you count on it, and treat the conventional market in the table above as your real plan.

There is a free local bus to campus — and two county routes that end at the gate. Miami-Dade Transit routes 75 and 135 both terminate at FIU BBC, and the City of North Miami runs free NoMi bus service to BBC, one of the free municipal systems FIU itself lists. For a faculty member in the gate ring without a second car in the household, that network is a real budget line: it is part of why North Miami works without the two-car assumption that the MMC corridor forces.

The bay is the amenity, and the seasonal market knows it. BBC sits between Oleta River State Park and the bay, minutes from the beaches that fill with winter visitors. Rents in the wider northeast corridor carry a seasonal pulse — the same winter demand we break down in our snowbird guide to renting in Miami for winter 2026–2027. A lease that starts in January competes with that season; a lease signed in summer usually negotiates better. Time your signing to the academic calendar, not the tourist one.

Cost of living in Miami on a BBC appointment: the honest monthly picture

For a single faculty member in the gate ring, model the North Miami 1-bedroom at US$2,139, plus utilities that conventional leases bill separately, plus one car — the corridor is drivable and the gate is built for cars, even with the bus options above. For faculty arriving with family, the 2-bedroom comparison is the decision: US$2,748 in North Miami, US$2,794 in North Miami Beach — a US$46 difference that buys very little — against US$2,850 in Aventura, where the extra US$102 a month over North Miami is really payment for newer stock and services, not for a shorter commute. Against the citywide benchmark most newcomers anchor on — Miami’s overall average of US$2,761 — every ring in this table is at or below it, which is why we call BBC the forgiving campus: your housing risk here is not the rent level, it is signing in the wrong corridor and paying the commute tax in fares, fuel and hours instead.

Frequently asked questions

Can FIU faculty live in Bayview Student Living on the Biscayne Bay Campus?
Bayview is student housing: fully furnished studio, two- and four-bedroom apartments marketed to students, which FIU classifies as off-campus housing independent from FIU Housing, on annual Fall-plus-Spring contracts. It is not a faculty housing program. If your appointment dates happen to fit its calendar, confirm eligibility and any exception in writing with Bayview directly — and keep a conventional-market option open.

How much is a 1-bedroom near FIU’s Biscayne Bay Campus in 2026?
Conventional 1-bedrooms average US$2,139/month in North Miami, US$2,263 in North Miami Beach and US$2,340 in Aventura (RentCafe, September 30, 2026). Studios in North Miami average US$1,872. The cheapest headline numbers near campus are usually per-bed student leases, not whole apartments.

Do I need a car if I teach at BBC?
Most BBC faculty drive, and the campus is built around its single car gate on NE 151st Street. But the gate ring is the one FIU campus area where car-free is plausible: Miami-Dade Transit routes 75 and 135 terminate at BBC, North Miami’s NoMi bus serves the campus free, and the Panther Express links BBC with MMC on weekdays. Households often land on one car here instead of two.

What if my appointment is split between BBC and the Modesto Maidique Campus?
Price the shuttle honestly before choosing a side: the Panther Express is free for students but US$5 per ride for employees, about US$200 a month at two rides a day over 20 teaching days, on top of the cross-county ride time. For a genuinely split appointment, living in the northeast corridor and paying the shuttle on MMC days is usually cheaper than living west and paying it on BBC days — because the BBC-side rent is also lower.
