Short answer: if you are moving to Miami to work remotely for a year, sign the 12-month unfurnished lease. Why does a 12-month Miami lease beat furnished for a year? Because furnished rent charges you a flexibility premium every single month — about US$500 a month at the gentlest long-term rate, about US$1,000 a month at the short-term rates most furnished units actually sell at — while furnishing the same apartment yourself costs about US$3,029, once.
The premium burns through the full cost of your own furniture in roughly 3 to 6 months. After that, you are paying for a sofa you will never own.
Priced on the Miami median 1-bedroom rent of US$2,500 a month (Zumper, October 2026), a year chained in short-term furnished units costs about US$44,730 with tax, against US$33,029 for the 12-month lease plus your own furniture. The gap is US$11,701 — the single largest line in most remote workers’ cost of living in Miami.

Moving to Miami for remote work: the three ways to pay for the same year
Remote workers land in Miami and default to furnished. It feels safer: no furniture to buy, no long commitment, walk in with a laptop.
The problem is structural. Furnished housing is priced for people who stay weeks or a few months. A remote worker who stays twelve pays that short-stay price twelve times.
Here is the same year, in the same median 1-bedroom, bought three ways. The furnished figures are labelled scenarios: published pricing guides put the furnished premium at 15 to 25 percent on leases of a year or more, and at 40 to 50 percent on the 3 to 6-month terms furnished units are usually sold in.
| How you buy the year | Monthly rent | Total for 12 months | What you own at the end |
|---|---|---|---|
| 12-month unfurnished lease + buy your furniture | US$2,500 | US$33,029 (US$30,000 rent + US$3,029 furniture, once) | Your furniture — year two gets cheaper still |
| Furnished on a true 12-month lease (+20% scenario) | US$3,000 | US$36,000 | Nothing |
| Furnished chained in short terms (+40% scenario) | US$3,500 | US$44,730 (US$42,000 rent + US$2,730 transient tax on the first 6 months) | Nothing |
Read the middle row honestly: even if you negotiate the rare thing — a furnished unit on one full-year lease, at the midpoint premium — you still pay US$2,971 more than the unfurnished route and hand back every stick of furniture at the end.
And the bottom row is how furnished Miami is actually sold: in 1 to 6-month terms, renewed. That is the row most remote workers live in, and it costs US$11,701 more than the lease.
The break-even month: when furnished stops making sense
Furnished rent is not a scam. It is a product with a break-even point, and the math is simple enough to do before you sign anything.
Furnishing a 1-bedroom at budget level costs about US$3,029, itemized from a published 2026 room-by-room list: a US$749 sofa, a US$229 bed frame and a US$329 mattress, a US$320 dining set, US$220 of kitchen basics, and the rest in storage, lighting and bedding.
Divide that one-time cost by the monthly premium. At +US$500 a month, your furniture pays for itself in about 6 months. At +US$1,000 a month, in about 3 months.
So the rule is clean: staying under 3 months, furnished usually wins. Staying a year — the case this guide is about — furnished loses by thousands. Between 3 and 6 months is the only real grey zone, and it is where the hybrid in the next section lives.
One more remote-work line belongs in this math: your desk. Furnished units rarely come with a real work setup, so remote workers end up buying the desk and chair anyway. We priced that separately in our guide to what a home office setup costs when you relocate to Miami — the essential kit runs about US$791, once, on either route.
What most people don’t know
The tax line most furnished tenants never question. Florida Statute 212.03 taxes rentals of six months or less — and states that a bona fide written lease for longer than six months is exempt. Chained in short furnished terms, you owe the roughly 13 percent combined transient burden on your first six months: about US$455 a month on a US$3,500 rent, US$2,730 in total. Sign one written 12-month lease and the tax is zero from day one. The seasonal version of this same trap is priced in our snowbird guide to renting in Miami for winter 2026–2027 — remote workers fall into it for a different reason: term structure, not season.
The furnished deposit quietly ties up two months of premium rent. Florida sets no state cap on security deposits under Statute 83.49, and furnished units commonly ask 1.5 to 2 months — on a US$3,500 furnished rent, US$5,250 to US$7,000 held against furniture wear. The unfurnished median asks about one month: US$2,500. Before any deposit moves, read our guide to how much Miami landlords can charge as a security deposit and when Florida law forces them to return it.
A short furnished arrangement can be repriced on 30 days’ notice. A 12-month lease cannot. Florida lets either side end a month-to-month tenancy on at least 30 days’ notice under Statute 83.57, and short furnished terms reprice at every renewal. Florida has no statewide rent cap — so for a remote worker, the signed 12-month term is not a trap, it is the only rent lock available. It is also a stable address for your internet contract, your employer’s records and your own routine, in one of the best neighborhoods in Miami for remote work that you chose once, deliberately.
The honest cost of the 12-month route is the exit — and it is signable on day one. If the job ends at month eight, leaving a 12-month lease early is capped at two months’ rent in liquidated damages only if you signed the Statute 83.595 addendum when you signed the lease. Sign it on day one, while you have leverage, and the worst case is known in advance: US$5,000 on the median, against US$11,701 of certain furnished premium. That comparison is the whole decision.
The hybrid SETTLE actually recommends for a year-long stay
Most remote workers do not need to choose between a hotel-like furnished month and a bare apartment on day one. The sequence that works is shorter than people think.
Land furnished for 2 to 4 weeks only — long enough to see neighborhoods in person, short enough that the premium costs hundreds, not thousands. The truly short-stay math, including the platform fees, is the one we ran in our guide to coliving in Miami for remote workers and its real monthly costs.
Sign the 12-month unfurnished lease in week two, with the 83.595 exit addendum signed the same day.
Furnish in one weekend from the US$3,029 budget list — bed, desk and chair first, everything else can arrive over the first month.
Keep the employer’s money out of the rent. If your company offers a housing allowance, a 12-month lease at the median leaves allowance unspent every month; a furnished unit at short-term rates eats it entirely and asks for more.
Frequently asked questions
When does furnished actually beat a 12-month lease in Miami?
In three cases: your stay may genuinely end before about 6 months, your employer pays the furnished premium directly, or you are still choosing between cities and the flexibility is the point. Outside those cases, the premium — US$500 to US$1,000 a month on the median 1-bedroom — costs more than owning the furniture within 3 to 6 months.
Can I get a furnished unit on a single 12-month lease and skip the tax?
Yes, and it is the best version of furnished: a bona fide written lease longer than 6 months is exempt from the transient tax under Statute 212.03, and a full-year furnished term usually prices at the lower 15 to 25 percent premium band. It still costs about US$2,971 more than furnishing the unfurnished median yourself — and you own nothing at the end — but if you value walking in ready-made, negotiate exactly this structure and get the tax exemption in writing.
What if my remote job might move me again mid-year?
That risk is real, and it is priced: sign the 83.595 liquidated-damages addendum at signing, which caps an early exit at two months’ rent if you follow its notice terms. A known worst case of about US$5,000 beats a certain US$11,701 premium paid to avoid a risk that may never happen. If the move is likely rather than possible, stay in the 3 to 6-month grey zone instead.
Does the math change on a 2-bedroom?
It gets worse for furnished. The 2-bedroom median is US$2,900 unfurnished (US$34,800 a year); at the +40 percent short-term furnished scenario it is US$4,060 a month before tax. Remote workers often take the 2-bedroom for a real office — which makes the 12-month lease, where the second room costs US$400 a month over the 1-bedroom median, the cheapest office in Miami.
This article is general information about relocation planning, not legal or tax advice. Rents, premium bands and lease terms change; confirm current prices, the tax treatment of your term structure and the exit addendum in writing before signing.
