Bright shared student apartment living room in Miami with two desks, laptops and textbooks, a map of Miami neighborhoods on the wall, backpacks and a bicycle by the door, palm trees through the window — moving to Miami, Miami Dade College international students, affordable neighborhoods, cost of living in Miami

Short answer: if you are moving to Miami as a Miami Dade College international student, affordable neighborhoods are not found by searching “Miami” — they are found by choosing your campus first. MDC has eight campuses and charges international students the same tuition at all of them: US$402.51 per credit for associate programs (US$4,830.12 for a full-time 12-credit term, MDC’s current published rate). Rent is the opposite: it swings from a US$3,308/month average in Downtown, by the Wolfson Campus, to US$1,998 overall and US$1,697 for a 1-bedroom in Miami Gardens, by the North Campus (RentCafe, September 2026). That gap — about US$1,310 a month, US$15,720 a year — is larger than a full year of associate tuition at 24 credits (US$9,660.24). Split a 2-bedroom in Miami Gardens (US$2,189, so US$1,095 per person) and your cost of living in Miami as a student drops below what most newcomers believe is possible in this city.

Moving to Miami for Miami Dade College: pick the campus before the neighborhood

Most international students meet MDC through its Downtown face — the Wolfson Campus, the Honors College, the film festival, the book fair — and assume that is where they will study, so they rent where the photos are taken. But MDC is a county-wide college: Wolfson in Downtown, Padrón in Little Havana, the Medical Campus in the Health District, and the North, Kendall, Hialeah, West (in Doral) and Homestead campuses spread from the county’s north border to its far south. Programs concentrate by campus, so your first task is unglamorous and decisive: confirm, in writing, at which campus your program actually holds its in-person classes. Only then does a neighborhood shortlist mean anything — a cheap apartment 25 miles from your classroom is not cheap once the commute is priced in.

The second fact to internalize is that MDC runs no dormitories. There is no on-campus housing option to fall back on, at any campus, at any price. Every international student at MDC is an off-campus renter from day one, signing a real Miami lease under Florida law — which is why the campus-and-neighborhood decision below matters more for MDC students than for students at residential universities, and why I ask every MDC family the same question first: not “what is your rent budget?” but “which campus, and have you confirmed it?”

Your campus Affordable base nearby 1-bedroom average 2-bedroom split, per person
North Campus Miami Gardens — the cheapest base by a major campus US$1,697 US$1,095 (US$2,189 ÷ 2)
Hialeah Campus Hialeah (Baracoa averages US$1,646 overall) US$1,965 US$1,194 (US$2,388 ÷ 2)
Padrón Campus (Little Havana) Little Havana / Flagami (Flagami US$2,115 overall) US$2,319 in Little Havana US$1,449 (US$2,897 ÷ 2)
Wolfson / Medical (Downtown / Health District) Little Havana or Allapattah (US$2,537 overall), by Metrorail — not Downtown itself US$2,319 in Little Havana US$1,449 via Little Havana
Kendall Campus Kendale Lakes / The Hammocks (US$1,958 / US$2,213 overall) — (see overall figures) Split-first market; solo averages run US$2,484–2,502 overall near Dadeland
Homestead Campus Homestead — cheapest in the county, only for Homestead classes US$1,640 US$965 (US$1,929 ÷ 2)
West Campus (Doral) Live outside Doral if you can — Doral itself is the trap (below) US$2,516 in Doral US$1,518 in Doral — more than a solo 1BR in Miami Gardens

All rents are RentCafe market averages (Yardi Matrix, September 30, 2026; Homestead October 1, 2026) for larger apartment buildings — the honest baseline, not a quote for a specific unit. Read the table by your campus row, not by the city’s headline average of US$2,761: that average blends Brickell towers an MDC student should never rent with the working neighborhoods where MDC students actually live.

What most people don’t know

West Campus is the affordability trap — because Doral is not a student market. Students assigned to West Campus often rent in Doral “to be close,” and pay Doral prices: US$2,867 overall, US$2,516 for a 1-bedroom — the priciest figures in this entire guide, in a family-and-corporate suburb built for dual incomes. Even splitting a Doral 2-bedroom costs US$1,518 per person — only US$179 less than renting a whole 1-bedroom alone in Miami Gardens (US$1,697), and US$324 a month more than splitting in Hialeah (US$1,194), a short drive north. If your classes are at West, price Hialeah and the Fontainebleau/Flagami side before you price Doral itself, and treat any Doral premium as a lifestyle purchase, not a necessity.

The college’s own planning estimates will under-budget you. An MDC school page lists, as planning figures, shared housing at US$600 a month and public transportation at US$56 a month. The transit figure is real — it matches the county’s college pass, US$56.25 a month against a regular monthly pass of US$112.50. The housing figure is not a market rent in 2026: the cheapest verified split in this guide, Homestead’s US$965 per person, runs more than half again above it, and a Little Havana split is US$1,449. Families who build the I-20 budget and the first-year plan around a US$600 housing line arrive with a structural shortfall of roughly US$400–850 a month. Budget from the RentCafe table above; treat the college estimate as an administrative figure, not a rent.

Only one campus cluster is genuinely car-free — and that changes the math. Wolfson (and the Medical Campus, one Metrorail stop away) sits on the Metrorail and the free Metromover, with Little Havana and Allapattah on the same rail corridor: a Wolfson student can honestly live without a car, on the college pass alone. North, Kendall, Hialeah, West and Homestead are bus-and-car campuses spread across a suburban county. That does not make them bad choices — Miami Gardens is still the cheapest base even after a bus pass — but a student who needs a car must price the car: Florida insurance for a young driver is among the most expensive in the US, and it can erase the rent saving of a far campus. Before any deposit moves, protect it properly: read how Miami security deposits work and when Florida law forces their return, and if you are comparing MDC with a winter-term start, the guide to spending a season in Miami explains why January leases compete with seasonal renters for the same furnished units.

A roommate is worth more than a scholarship search at this level. Run the Miami Gardens line again: solo 1-bedroom US$1,697; your half of a 2-bedroom US$1,095. The difference — US$602 a month, US$7,230 over a year — exceeds the entire tuition of a 12-credit associate term (US$4,830.12). In Hialeah the split saves US$771 a month against the solo 1-bedroom; in Little Havana, US$870. No part-time campus job at Florida’s minimum wage closes a gap that size as reliably as the lease structure does on day one. This is why my criterion for MDC internationals is: campus first, split second, finishes last — choose the building you can split in the right school zone of the city over the prettier building you must carry alone. Cost of living in Miami on an MDC budget: one honest semester

Take the modal case: an international student at North Campus, sharing a 2-bedroom in Miami Gardens at US$1,095 a month, on a 12-credit associate term. Tuition and fees for the term are US$4,830.12 at the non-resident rate. Four months of your rent share total US$4,380 — less than the term’s tuition — and the college pass adds US$56.25 a month (US$225 over four months) if you ride transit instead of running a car. The same student, same degree, living alone near Wolfson in Downtown at the US$3,308 overall average, would pay US$13,232 in rent over those four months alone — US$8,852 more, for identical credits on the transcript. If you are weighing the best neighborhoods in Miami for a student budget, that is the comparison that matters: not finishes, not amenities, but which campus row of the table you are on, and whether the lease is split.

Frequently asked questions

What is the cheapest neighborhood for a Miami Dade College international student?
By verified averages, Miami Gardens, by the North Campus: US$1,998 overall, US$1,697 for a 1-bedroom and US$1,095 per person splitting a 2-bedroom (RentCafe, September 2026). Homestead is cheaper still on paper (1-bedroom US$1,640; split US$965) but only works if your classes are at the Homestead Campus, in the far south of the county.

Does Miami Dade College have dorms or student housing?
No. MDC operates no on-campus dormitories at any of its eight campuses, so every international student rents off campus on a standard Florida lease. That makes your campus confirmation, your deposit protection and your roommate structure part of your enrollment plan, not an afterthought.

How much is tuition for an international student at MDC in 2026?
At MDC’s current published non-resident rates: US$402.51 per credit for associate programs — US$4,830.12 for a full-time 12-credit term — and US$535.97 per credit for bachelor’s programs (US$6,431.64 per 12-credit term). The rate is the same at every campus, which is exactly why the neighborhood decision carries so much weight.

Should I live in Doral if my classes are at West Campus?
Only if the budget genuinely allows it. Doral averages US$2,867 overall and US$2,516 for a 1-bedroom — the highest in this guide — and even a split 2-bedroom there (US$1,518 per person) costs more than living alone in several campus neighborhoods. Price Hialeah (1-bedroom US$1,965; split US$1,194) and the Flagami/Fontainebleau side first.
