A university student with a laptop checking a housing application on a bench outside a modern Florida residence hall with palm trees in warm afternoon light — moving to Miami, FIU housing waitlist, cost of living in Miami

Short answer: If you are moving to Miami for FIU and the portal puts you on the waitlist, treat it as a maybe — never as your plan. I say this because FIU itself says it: joining the waitlist does not guarantee a housing assignment, and FIU tells waitlisted students to consider alternate housing while they wait.

Offers go out in the order of the waitlist application, by FIU email only, with a deadline to accept. So my rule is simple: stay active on the list, and build a priced plan B in parallel from day one.

How the FIU waitlist actually works

For Spring 2027, the housing application opened on October 1 at 9:00 a.m. in the housing portal (my.fiu.edu → Student Tools → Student Housing). FIU describes spring availability as extremely limited.

If space opens up, FIU contacts students in the order of their waitlist application. Priority goes first to students who live outside Miami-Dade and Broward counties; only after out-of-area students are assigned do offers extend to students inside the South Florida tri-county area.

Every offer arrives through your FIU email — with the room type, the housing rate and a deadline to complete the agreement. Miss that email or that deadline and the room moves to the next person on the list.

That is why the waitlist sits on top of the bigger decision I break down in my full comparison of FIU student housing on campus vs. off campus, with 2026 costs: the waitlist decides where you sleep, but the cost math decides what plan B you can actually afford.

The calendar most students learn too late

Access comes after the deposit. You can only apply for housing after paying the $200 admissions deposit — housing access opens the next business day. Every day you delay the deposit is a day later on the list.

First-year students: in the last fall cycle, applying by April 10 earned priority consideration, roommate matching ran through May 5, selection instructions arrived May 4, and general room selection ran May 11–14.

Returning students: to join fall room selection you had to be on the waitlist by January 30, with prior housing balances paid off. Roommate matching ran January 7 to February 9 and general selection February 16–19.

FIU’s own warning at selection time is worth memorizing: housing and specific room types are not guaranteed, so only select a room you would be willing to live in for the whole academic year.

Your plan B, priced honestly

A plan B is not a panic search in August. Near the Modesto Maidique campus, a private bedroom in a shared apartment runs about $1,100–$1,450 a month — but on a 12-month lease, with move-in money of first month, last month and a security deposit due at signing.

Compare that with the on-campus semester bill — $4,440–$5,025 per semester for a private bedroom — before you decide what you can hold as a backup. The full numbers, including food and utilities, are in the comparison I linked above.

If you are an international student, plan B has one extra wall: private landlords usually ask for a Social Security number and U.S. credit history, while on-campus housing asks for neither. Start with the documents you need to rent in Miami and, if you have no credit history yet, how guarantor services work for international students.

What most people don’t know

The waitlist is not first-come for everyone. Order matters, but residency matters too: students from outside Miami-Dade and Broward are offered rooms before local students.

Your personal email is not where offers land. Offers go only to your FIU email. During waitlist season, checking Panther Mail daily is not optional — the offer carries its own acceptance deadline.

FIU expects you to look elsewhere. This is not my opinion: FIU’s spring housing page tells waitlisted students to consider alternate housing options while awaiting an assignment. Having a plan B does not hurt your place on the list.

Beds are structurally scarce. FIU has roughly 5,000 on-campus beds and has been limiting upperclassman access since summer 2026. A waitlist position is a normal outcome, not a personal rejection — plan for it the way you plan for the cost of living in Miami itself.

The SETTLE two-track plan

Track one — the waitlist: pay the deposit, apply the day the portal opens for your term, and check your FIU email every day. If an offer arrives, answer inside its deadline, even if you need a day to run the numbers with your family.

Track two — plan B: shortlist two or three off-campus options near campus, price the full move-in (first, last, deposit), and prepare your documents and guarantor route before you need them.

Your decision date: set one personal cut-off date — the last day you can wait for FIU before signing plan B without losing it. Decide it now, while you are calm, not in the week before classes.

Frequently asked questions

Does joining the FIU waitlist guarantee I will get a room?
No. FIU states it plainly: joining the waitlist does not guarantee a housing assignment, and spring availability is extremely limited. That is exactly why I tell every waitlisted student to run a plan B in parallel.

How does FIU decide who gets a room from the waitlist?
In the order of the waitlist application, with priority for students who live outside Miami-Dade and Broward counties. Offers are sent to your FIU email with the room type, the rate and a deadline to complete the agreement.

When did the Spring 2027 FIU housing application open?
October 1 at 9:00 a.m., in the housing portal at my.fiu.edu (Student Tools → Student Housing). You need the $200 admissions deposit paid first — housing access opens the next business day.

What does off-campus housing near FIU cost if the waitlist does not move?
A private bedroom in a shared apartment near the Modesto Maidique campus runs about $1,100–$1,450 a month on a 12-month lease, plus first month, last month and a security deposit at signing. On campus, a private bedroom is $4,440–$5,025 per semester, billed per semester.
