Aventura, Miami

SETTLE · NEIGHBORHOOD GUIDES

Aventura is for people who want waterfront condo living without the South Beach scene: luxury towers on the bay and Intracoastal, resort-style amenities, and one of the biggest malls in the country ten minutes from home.

Aventura is where I send relocating buyers and renters who want the Miami waterfront lifestyle at a calmer tempo. This is a city of residential towers between Biscayne Bay and the Intracoastal Waterway in northeastern Miami-Dade — vertical living with resort services, a strong international community, and a location that keeps you close to both Miami and Fort Lauderdale. If your idea of settling in Miami is a condo with water views, a marina nearby, and everything you need within a few miles, Aventura deserves a serious look.

Who Aventura is for

Aventura suits relocating professionals, remote workers, and downsizers who want a full-service condo lifestyle. It’s popular with international buyers — especially from Latin America and Europe — who want a second home or a landing pad with water views. Families come for the charter schools and the safe, manicured environment. It is less suited to anyone who wants a walkable urban core with nightlife at the door; Aventura is residential and car-dependent, and its energy is daytime rather than late-night.

What rent looks like

Aventura rents run below Miami Beach for comparable waterfront condos, but this is still luxury-tower territory. Most rentals are in condo buildings rather than purpose-built apartments, so inventory and prices move with the resale market.

Bedrooms Typical rent/mo
1 bedroom $2,200–$2,900
2 bedrooms $2,800–$4,000
3 bedrooms $3,800–$5,500

Furnished annual rentals are common in the luxury towers; short-term (under 6–12 months) often costs more and many buildings restrict it.

What buying looks like

Aventura is overwhelmingly a condo market — houses are rare. Buying here means choosing a building as much as a unit: amenities, reserves, and rental rules vary widely.

Approximate ranges from public listings (2026). New developments and penthouses exceed these figures.

Schools

Families moving to Aventura often target the city’s own charter schools: Aventura City of Excellence School (ACES, K–8) and Don Soffer Aventura High School, both operated in partnership with the City of Aventura. Miami-Dade County Public Schools also serves the area. Always verify school zoning for a specific address before you commit — boundaries can surprise newcomers.

Parks and outdoor life

Outdoor life in Aventura revolves around the water and the golf course. The city runs several parks, and the Intracoastal is never far.

Shopping

Aventura Mall anchors daily life here — one of the largest shopping centers in the country, with 300+ stores, dining, and entertainment. The Waterways Shoppes and the Biscayne Boulevard corridor cover the rest: restaurants, services, and everyday retail.

Groceries

Whole Foods Market at 21105 Biscayne Blvd and several Publix supermarkets cover the weekly shop, with specialty and international options a short drive away.

Commute and daily life

All times are approximate and depend on traffic. Aventura sits between Miami and Fort Lauderdale, which makes it practical if your life spans both — but the causeways and I-95 punish rush hour, so test your actual commute before you sign.

Good to know before you choose it

Aventura is a city of towers, not blocks — you will drive for most errands, and the streets go quiet early. Building finances matter more here than almost anywhere in Miami: before buying, read the condo association’s budget, reserves, and any pending special assessments. And if waterfront is the goal, confirm exactly what “water view” means from the unit — Intracoastal, bay, golf course, and city views price very differently.
