Short answer: If you’re moving to Miami as an international student, pick the neighborhood by your campus — not by the beach. The best neighborhoods in Miami for international students cluster around three campuses: FIU (Sweetwater/Westchester), the University of Miami (Coral Gables/Coconut Grove), and Miami Dade College’s Wolfson campus (Downtown/Little Havana). Realistic rent: $995–$1,850/month per person if you share or take a by-the-bed student lease, versus $2,400–$2,660/month for a solo 1-bedroom. The literal question behind this guide — “best neighborhoods for international students in Miami (FIU, UM, Miami Dade College)” — has one rule that matters more than any ranking: live close enough to campus that you don’t need a car, because on an F-1 visa your legal work options are limited and a car eats the budget.

The 3 campuses — and where their students actually live
Miami’s international students concentrate at three very different schools, and each one points to a different set of neighborhoods:
- FIU (Modesto A. Maidique campus, 11200 SW 8th St, Sweetwater) — Florida’s largest public research university, deep in the west side. Students walk or bike from Sweetwater and Westchester; the big student housing complexes (Identity Miami at 400 SW 107th Ave, The One at University City, Lapis) sell by-the-bed leases built for undergrads.
- University of Miami (Coral Gables) — private, pricey, and walkable. UM students pay the Coral Gables premium to live near campus, or trade 10 minutes of commute for Coconut Grove’s student-social scene and lower shared rents.
- Miami Dade College — Wolfson campus (300 NE 2nd Ave, Downtown) — the urban commuter campus. Wolfson students live in Downtown proper (walk to class) or in Little Havana, the cheapest option within 15 minutes of downtown.

Moving to Miami as an international student: the cost-of-living math
This is where the cost of living in Miami collides with immigration reality. Under USCIS rules, F-1 students may work on-campus only, up to 20 hours per week while school is in session (full-time on breaks), and off-campus work needs special authorization after one full academic year. Translation: do not budget year-one rent against US job income — your housing has to fit money you bring or money your family sends.
- FIU on-campus housing runs about $4,222/semester (FIU exchange-student estimate, 2025–2026) — roughly $940/month over a 9-month academic year. Off-campus by-the-bed leases in Sweetwater start around $995/month, so on-campus and off-campus cost nearly the same; the choice is about lifestyle, not savings.
- At UM, the gap is bigger: purpose-built student complexes near campus average $4,183/month, while sharing a 2-bedroom in Coral Gables or Coconut Grove costs $1,200–$1,800/person. Roommates cut UM-area housing roughly in half.
- Total annual budget for an international student at FIU: $35,000–$42,000 including tuition, housing, food, transport, books, and health insurance. Housing is typically the single largest line item.
And remember Florida’s deposit rule (§83.49): the landlord must return your security deposit within 15 days of move-out, or notify you in writing within 30 days if keeping any of it.
What most people don’t know
By-the-bed leases protect you from roommate risk. In Sweetwater’s student complexes you sign for your room only — if a roommate leaves, that’s the landlord’s problem. In a regular condo lease, every tenant is jointly and individually liable for the full rent, and each roommate’s guarantor paperwork is filed separately. Know which lease you’re signing.
Student pricing follows the academic calendar. Rents near campuses fluctuate significantly during peak leasing months (May–August). Start looking in spring for a fall move-in; January admits get the leftover inventory at whatever price the market left.
Guarantors are the real gatekeeper. No US credit, no SSN, no pay stubs? Most landlords near UM and FIU will still rent to you — with a guarantor (usually a parent) showing roughly 700+ credit and income of 4–5x the annual rent. Guarantor services exist if your family can’t qualify — read our full guide on guarantors, leases, and the scams targeting international students before you wire anything.
A car is optional near two of the three campuses. FIU students in Sweetwater and Wolfson students downtown genuinely walk or use free transit (MetroMover downtown). UM students in the Gables mostly bike. But Westchester and Coconut Grove without a car means planning around buses — visit the route map before signing.
Frequently asked questions
Can I rent in Miami without a guarantor or US credit history? Sometimes, with 2–3 months of prepaid rent or a larger deposit — but most landlords near the campuses expect a guarantor. Guarantor services that insure the lease are the standard workaround for international students whose families don’t meet the 4–5x income requirement.
Is on-campus or off-campus housing cheaper at FIU? Nearly identical: about $940/month on-campus (9-month equivalent) versus from $995/month for a by-the-bed lease off-campus in Sweetwater. Off-campus 1-bedrooms at ~$2,400 are a different, much more expensive category — that’s a solo-apartment budget, not a student one.
Do I need a car as an international student in Miami? Not at Sweetwater (walk to FIU) or Downtown (walk to MDC Wolfson, free MetroMover). At UM in Coral Gables, a bike covers daily life. Westchester and Coconut Grove are the car-dependent picks — budget $150–$250/month for insurance and parking if you go that way.
When should I start looking for student housing? For fall admission, March–May; peak-season pricing hits June–August near every campus. For spring admission, October–November. Never sign a lease from abroad without a video walkthrough and a verified landlord — rental scams target international students specifically.
