Home office in a spare room overlooking Miami — moving to Miami, coworking vs. a spare room, cost of living in Miami, best neighborhoods in Miami

Short answer: When moving to Miami, the spare room is the expensive option and it is not close: a 2-bedroom averages US$2,984 a month against US$2,446 for a 1-bedroom (RentCafe, October 2026) — the extra room costs US$538 a month, US$6,456 a year, locked into a 12-month lease. A Miami hot desk runs US$200-350 a month, month to month, and WeWork All Access starts at US$339. And yet most remote workers still choose home: Buffer’s research finds 82% work primarily from home and only 5% use a coworking space as their main base. What Miami remote workers actually choose is usually the hybrid — a 1-bedroom plus a part-time desk — because it captures most of the separation for roughly half the spare-room premium. Moving to Miami: coworking vs. a spare room, priced honestly

The comparison most people run is wrong, because they compare a coworking membership against zero. The real comparison is against the rent jump — and in Miami that jump is fixed by the market, not by your discipline.

RouteMonthly cost on top of a 1-bedroomPer yearCommitment
Spare room (rent a 2-bedroom instead: US$2,984 vs. US$2,446)+US$538 rent + ~US$40-70 estimated utilities for 314 extra sq. ft. ≈ US$578-608~US$6,936-7,29612-month lease — you cannot downgrade mid-year

Two lines hide inside the spare-room row. First, the deposit: Florida law sets no state cap on a landlord’s security deposit, and at the standard one month of rent the bigger unit also asks about US$538 more cash at signing — the full mechanics are in my guide to how security deposits in Miami really work. Second, the lease: the spare room is the only option on this list you cannot cancel in a bad month.

What remote workers in Miami actually choose

The survey answer and the Miami answer differ, and both matter. Nationally, home wins overwhelmingly: 82% of remote workers are primarily home-based and just 5% are primarily coworking-based. Coworking, where it is used, is a supplement — focus days, client calls, a change of scene — not a replacement office.

In Miami I see three patterns repeat. Solo professionals in 1-bedrooms buy a hot desk two or three days a week and keep the flexibility. Couples where both work remotely are the ones who genuinely need the spare room — one desk cannot host two full-time call schedules — and for them the US$538 is not a luxury, it is the second office. New arrivals increasingly pick buildings with a real coworking lounge inside, which is why I screen towers for it the same way winter visitors screen buildings in the Canadian snowbird guide to a Miami winter: the amenity list decides the monthly math.

If you are still choosing the neighborhood itself, my priced tour of the best coworking spaces in Miami for remote workers, with prices maps which areas give you a desk within walking distance — a desk you must drive 25 minutes to is a desk you will stop using by month two.

What most people don’t know

Your tax status decides whether the spare room pays you back — and for most employees it pays nothing. The home office deduction requires exclusive, regular use as your principal place of business. Self-employed workers can claim it (simplified method: US$5 per square foot, up to US$1,500). But W-2 employees cannot claim it at all — the 2018 suspension was made permanent in July 2025. A remote employee’s spare room is 100% after-tax money; a freelancer’s identical room is partly deductible.

A guest bed quietly kills the freelancer’s deduction. Exclusive use means exclusive: the moment the office doubles as the guest room, the space fails the test. The room your visiting family sleeps in is a guest room with a desk, in the IRS’s reading — plan which job the room actually does.

The spare room is priced for 12 months; the desk is priced for this month. Job changes, a return-to-office order, a move to one of the best neighborhoods in Miami across town — every life change is free with a membership and expensive inside a lease. Price the flexibility, not just the furniture.

Two remote salaries change the verdict completely. Two hot desks for a couple cost US$400-700 a month — as much as the room. The spare room only clearly wins when it replaces two memberships, or when one partner’s call load makes a shared living room unworkable.

How to choose: the SETTLE rule

Count full-time remote workers in the home, not bedrooms on the listing. One worker: start with the 1-bedroom plus a month-to-month desk and revisit after 90 days — you can always upgrade the apartment at renewal; you cannot shrink it mid-lease. Two workers: take the spare room, and make one membership the release valve for the weeks both of you are on calls all day. Either way, tour the building’s own lounge before paying anyone: in the right tower, the answer to this whole question is already included in your rent.

Frequently asked questions

Is a spare room or coworking cheaper in Miami?
Coworking, by a wide margin: the 2-bedroom premium averages US$538 a month (US$2,984 vs. US$2,446, RentCafe October 2026) plus higher utilities and deposit, while a Miami hot desk runs US$200-350 a month and WeWork All Access starts at US$339 — with no 12-month lock-in.

What do most remote workers actually choose?
Home. Buffer’s research puts 82% of remote workers primarily at home and only 5% primarily in coworking. In practice the common Miami pattern is hybrid: a 1-bedroom home base plus a part-time desk for focus days and calls.

Can I deduct the spare room if I work remotely for an employer?
No. W-2 employees cannot claim the home office deduction — the suspension in place since 2018 was made permanent in July 2025. Only self-employed workers qualify, and only for a space used exclusively and regularly for business; a guest bed in the room breaks the exclusive-use test.

When does the spare room actually win?
When two people work remotely full-time from the same home (the room replaces two memberships at US$400-700 combined), when your call load needs a door every day, or when you are self-employed and can deduct a genuinely exclusive office. For a single employee, the desk almost always wins on price and flexibility.
