Edgewater is Miami’s calm bayfront alternative to Brickell — newer towers, water views, and a quieter pace just north of downtown.
Edgewater is where I send people who want the bay view without the Brickell price tag. It’s a strip of newer residential towers facing Biscayne Bay, popular with young professionals and remote workers who want to live on the water but keep things a little more relaxed — and a little more affordable — than Brickell.
Who Edgewater is for
Edgewater suits relocators who want waterfront tower living without paying Brickell premiums. You’ll find young professionals, remote workers, and couples who prioritize bay views, newer buildings, and a residential feel — with downtown, Wynwood, and the Design District all within a short drive.
What rent looks like
Rents in Edgewater’s newer towers typically run:
| 1 bedroom | $3,200 – $3,800 |
| 2 bedrooms | $4,300 – $6,000 |
Ranges based on current public listings in Edgewater’s newer buildings (Zillow, 2026). Availability changes constantly — these are typical asking ranges, not a promise of availability.

What buying looks like
Edgewater is primarily a condo market. Based on 2026 public listings:
- 1-bedroom condos: from the high $600Ks
- 2-bedroom condos: typically $850K and up
- Newer developments and bay-facing units command premiums
Approximate ranges from public 2026 listings. Prices vary by building, floor, and view.
Schools
The area is served by Miami-Dade County Public Schools. Nearby options include Morningside K-8 Academy (public, PK–8, an International Language Magnet at 6620 NE 5th Ave). Always verify your specific zoning with Miami-Dade County Public Schools, as attendance boundaries can change.
Parks and outdoor life
Life in Edgewater revolves around the bay:
- Margaret Pace Park (1745 N Bayshore Dr) — the neighborhood’s bayfront green space, with tennis and basketball courts, a playground, and open views across Biscayne Bay toward downtown and Miami Beach.
- The Baywalk and waterfront paths along Biscayne Bay for morning runs and evening walks.
- Most towers have their own pools, gyms, and bay-view amenities.
Shopping
Edgewater itself is residential, but you’re minutes from the city’s main retail: The Shops at Midtown Miami (Target, national brands, restaurants) is right next door, the Miami Design District’s luxury retail is about 10 minutes north, and Wynwood’s galleries and shops are just west.
Groceries
Publix and Whole Foods both have locations in nearby Midtown, a few minutes from most Edgewater towers.

Commute and daily life
- Downtown Miami: ~5–10 min
- Brickell: ~10–15 min
- Wynwood: ~5–10 min
- Design District: ~10–15 min
- Miami International Airport (MIA): ~15–20 min
- Miami Beach (via Julia Tuttle Causeway/I-195): ~15–20 min
All times are approximate and vary with traffic.
Good to know before you choose it
Edgewater is quieter than Brickell — that’s the point. You won’t find Brickell’s density of restaurants and nightlife on your block, but you’re a short ride from all of it. Buildings vary widely in age and amenities, so the specific tower matters more here than in more uniform neighborhoods. And if the bay view matters to you, confirm the exact view and floor — “bay view” can mean very different things.
