Short answer: if you are moving to Miami on a travel contract and the hospital offers to extend you, renegotiate housing before you sign anything — at week 7 or 8 of 13, not week 12. Extending a travel nurse contract in Miami is really two negotiations run in parallel: the agency deal and the lease. On a typical furnished unit at US$2,100 a month, accepting the landlord’s seasonal raise to US$2,400 costs you US$900 over the extension; signing a flat 13-week renewal early costs US$0 extra; and moving to a “cheaper” unit booked on Airbnb can cost about US$940 more in platform fees alone than staying put. There is also a federal ceiling on how long you can keep extending: once your time in Miami is realistically expected to pass 12 months, the IRS can treat roughly US$1,151 a week of tax-free stipends in a typical Miami package as taxable wages. I run both negotiations — agency and housing — with every nurse I relocate, in that order, because the calendar is the leverage.

Moving to Miami on an extension: why week 8 decides what you pay
The literal question — extending a travel nurse contract in Miami, how to renegotiate housing — has a timing answer before it has a price answer. Your lease, not your landlord’s goodwill, sets the deadline. Under Florida Statute 83.575, a fixed-term lease can require you to give notice of whether you are leaving, but the clause must sit between 30 and 60 days before the end date — and it must be reciprocal: if you owe the landlord notice, the landlord owes you the same notice if the unit will not be renewed. Count back from your end date and that window opens around week 7 to 9 of a 13-week contract. Start the extension conversation there and you are negotiating. Start it in the final two weeks and you are accepting whatever the winter market says, because December to March is when Miami furnished rentals reprice for the season — the same seasonality that drives the Canadian snowbird market that fills Miami every winter.
Run the two tracks in this order. First, get the agency’s extension offer in writing: new end date, hourly rate, stipends, any extension bonus. Second, take the housing negotiation to your landlord with that signed extension behind you, and make the housing addendum contingent on the facility confirming — you never want a renewed lease for a contract that falls through. Never the reverse order, and never a handshake: an extension lives in a written addendum or it does not exist.
Cost of living in Miami: the extension math, option by option
Here is the comparison I build for a nurse paying US$2,100 a month — the rent on the furnished unit this site priced across platforms in October 2026 — whose contract extends into winter. The raise in Option A is an illustrative scenario; the platform totals and deposit rules are the verified ones.
| Extension option (13 more weeks) | Housing cost over the extension | What else it costs you |
|---|---|---|
| A. Accept the landlord’s seasonal raise to US$2,400/month, agreed late | US$7,200 — US$900 more than your current rent | Nothing else — which is exactly why it is the default when you negotiate in December instead of October |
| B. Flat renewal at US$2,100/month, signed early for the full 13 weeks | US$6,300 — US$0 extra | You give the landlord certainty: no vacancy, no turnover cleaning, no re-listing, no platform fees. That certainty is what you are selling |
| C. Move to a comparable unit booked on Airbnb at the same US$2,100/month | US$7,359 in platform-inclusive totals vs. US$6,419 on Furnished Finder or a direct deal — about US$940 more | A new deposit due upfront while your old one is still inside Florida’s return window (15 days if there is no claim, up to 30 days for the landlord to notify a claim — Statute 83.49), plus moving costs and a new commute |
| D. Stay, and renegotiate the agency side too — stipend adjusted inside the winter ceiling | Rent as in A or B, partly or fully offset by the stipend move | Requires the week 7–8 recruiter conversation described below — it is not available in week 12 |
Two lessons fall out of that table. First, the cheapest extension is negotiated, not found: the US$940 platform layer in Option C and the US$900 seasonal raise in Option A are both larger than most extension bonuses nurses ask for. Second, your deposit is a timing trap, not just an amount — our guide to security deposits in Miami explains how much landlords can charge and when Florida law forces them to give it back, and on an extension the correct deposit outcome is simple: the existing deposit rolls over, documented in the addendum, with no new deposit and no “re-inspection” fee invented at renewal.
The agency side: the two pools of money an extension frees up
An extension is cheaper for everyone behind you, and that saving is your negotiating material. Pool one: onboarding. A new contract start carries one-time costs the agency absorbs out of your bill rate — tuberculosis test about US$50, drug screen US$50, physical US$75–150, mask fit test US$45, background check US$20, relocation reimbursement US$250–1,000 — roughly US$240 to US$1,250 that an extension does not spend again, on top of the facility skipping your re-orientation. Ask for part of it back as an extension bonus or a rate adjustment; that is a documented pool, not a favour. Pool two: the winter stipend ceiling. Tax-free stipends are capped by the GSA per-diem rates for Miami-Dade, and the lodging cap is seasonal: US$151 a night in October–November, US$219 in December–January and US$244 in February–March, with meals at US$92 a day year-round. The tax-free ceiling therefore rises by US$476 a week in December–January and US$651 a week in February–March over the fall ceiling. The cap is a ceiling, not a payment the agency owes you — but it means a winter stipend raise can be structured legally, and “there is no room in the package” is a weaker answer in January than in October. For context, the average Miami travel package on Vivian in mid-October 2026 was US$2,306 a week across 514 active jobs — know where your specialty sits against that average before you ask, using the breakdown in my analysis of travel nurse stipends vs. Miami rents.
What the housing addendum must say — word for word territory
However friendly the landlord, the extension is the addendum. I check five lines before any nurse I work with signs: (1) the new end date, matching the agency contract exactly; (2) the rent for the whole extension term, with no mid-term increase clause — a “rent to be reviewed in January” line is a raise you have pre-agreed to; (3) the existing security deposit rolling over by amount and date originally paid; (4) parking, utilities and furnishings unchanged, itemised if anything was negotiated in; and (5) an exit clause tied to the facility: if the hospital cancels or cuts the contract, you can leave with 30 days’ written notice and a capped, pre-agreed fee instead of the full remaining term. If your original booking ran through a platform, moving the extension direct with the same host is where Option C’s US$940 becomes negotiable between you — propose splitting it, and get the direct agreement in writing from day one of the extension. If the unit was booked through Furnished Finder, the same comparison we published — Furnished Finder vs. Airbnb for 13-week Miami contracts, real cost compared — shows why the direct renewal is the cheapest version of the same home. The wider map of options, if the extension truly fails, is in the full SETTLE guides to moving to Miami and the best neighborhoods in Miami.
What most people don’t know
The Miami-Dade “60-day notice” protection no longer exists. Blogs still tell Miami renters that county law forces landlords to give 60 days’ notice of a rent increase over 5%. That was the county’s 2022 fair-notice ordinance — and Florida’s HB 1417, effective July 1, 2023, preempted tenancy regulation to the state (new Statute 83.425) and voided local ordinances like it. What actually protects you now is state law: your lease’s own 30–60-day reciprocal notice clause (83.575), and the 30 days’ notice either side must give to end a month-to-month tenancy (83.57). Negotiate as if the county rule is gone — because it is.
Extensions run on a federal clock, and it is an expectation test, not a calendar. Under IRS Publication 463, work away from your tax home is “temporary” only while it is realistically expected to last 1 year or less. The moment an extension makes your Miami stay realistically expected to pass 12 months — typically the fourth contract in the same metro area — the assignment becomes “indefinite”, Miami becomes your tax home, and your stipends become taxable wages from that point, not after the year is up. On a representative Miami package, about US$1,151 a week (roughly US$507 of housing stipend plus US$644 of meals per diem) rides on that line. And no, a short break between contracts does not reset it: Publication 463 sets no reset period — that is agency folklore. Before your cumulative Miami time approaches a year, get a tax professional’s ruling on your facts, in writing.
Do not “stay a few days” while you negotiate. Remaining in the unit past the end date without the landlord’s permission is holdover, and Statute 83.58 lets the landlord charge double rent for those days. Even with permission, if you missed the notice your lease required, 83.575 can add one month’s rent. A two-line email from the landlord — “you may remain at US$X while the addendum is prepared” — is the difference between a negotiation and a penalty.
Your leverage is highest precisely when the landlord’s is rising. Winter gives the landlord a seasonal re-let alternative — and gives you a trained-nurse-in-place value no new booking can match in December: no vacancy gap, no turnover, no platform cut, a tenant whose contract the hospital already extended once. Name those four things, with numbers, in one message at week 8. That message, not the December market, is what flat renewals are made of.
Frequently asked questions
When should I start renegotiating housing on a travel nurse extension in Miami?
At week 7 or 8 of a 13-week contract — before your lease’s notice window closes. Florida leases can require 30 to 60 days’ notice of intent to leave or non-renewal (Statute 83.575), and that clause must be reciprocal, so the same window is when your landlord has to engage. Starting in the final two weeks leaves you negotiating against peak winter pricing with no time to move.
Can my landlord raise the rent when I extend?
Yes. No Florida statute caps a renewal increase, and the Miami-Dade ordinance that once required 60 days’ notice for increases over 5% was voided by state preemption in 2023 (HB 1417 / Statute 83.425). Your defences are contractual and commercial, not legal: sign early, trade a full 13-week term for a flat rate, and price the landlord’s alternative — vacancy, turnover and platform fees — into the conversation.
How many times can I extend in Miami before my stipends become taxable?
There is no fixed number of extensions — the IRS test is expectation. Under Publication 463, once your work in the Miami area is realistically expected to exceed 1 year in total, the assignment is indefinite and stipends are taxable from then on. For most nurses that line approaches with a fourth consecutive contract in the same metro area. A break between contracts does not automatically reset the clock.
What if I stay past my lease end while the extension is being finalised?
Get the landlord’s permission in writing, even by email, with the daily or monthly rate stated. Without permission you are a holdover tenant and Florida Statute 83.58 allows double rent; with permission but without the notice your lease required, Statute 83.575 can still add one month’s rent. Two lines of email prevent both.
