Short answer: if you are moving to Miami on a 13-week contract, Furnished Finder vs. Airbnb is not a small difference. Take the same furnished unit at US$2,100 a month — a real price point near the hospitals — and the 13-week cost of living in Miami math splits hard: about US$6,419 total on Furnished Finder versus about US$7,359 on Airbnb before taxes, a gap of roughly US$940 (up to about US$1,095). That gap is about 41% of one week’s average Miami travel nurse pay (US$2,290/week, Vivian, October 10, 2026). What Airbnb gives you for that money is real — platform payments, reviews and a defined cancellation framework. What it is not is free, and on a 13-week stay the fee is charged on a very large base.

Moving to Miami for 13 weeks? The same apartment costs about $940 more on Airbnb than on Furnished Finder
The literal question — Furnished Finder vs. Airbnb for 13-week Miami contracts, real cost compared — has a structural answer before you look at a single listing. The two platforms charge for the same roof in opposite ways:
| Furnished Finder | Airbnb | |
|---|---|---|
| What the tenant pays the platform | US$0 — no booking fees or commissions, ever (the landlord pays a flat US$199/year listing subscription) | On split-fee listings, a guest service fee of 14.1%–16.5% on top of the price; on single-fee listings, a ~15.5% host fee that hosts build into the rate you see |
| Built for | Stays of 30+ days; average stay about 92 days — almost exactly a 13-week contract | Stays of any length; 28+ nights counts as a “monthly stay” |
| How you pay | Directly to the landlord under a lease you negotiate | Through Airbnb: first month upfront, the rest in monthly installments |
| Cancellation | Whatever your lease says — there is no platform policy | Long-term policy applies automatically (see below): after the stay starts, the next 30 nights are effectively nonrefundable |
| If something goes wrong | No intermediary — your protection is the lease, Florida law and your own checks | Airbnb sits between you and the host: payments, reviews and a dispute process |
Neither column is a scam and neither is a gift. One charges the landlord a flat US$199 a year and leaves you alone with a lease; the other charges roughly a seventh of your entire housing spend and manages the transaction for you. On a weekend trip that trade is trivial. On 13 weeks of Miami rent, it is the size of a car payment — several of them.
The worked example: one unit, two platforms, 13 weeks
To keep this honest, the comparison uses one like-for-like unit: a furnished one-bedroom or large studio near the hospital corridor at US$2,100 a month, utilities included — the actual price of a Coral Way listing on Furnished Finder in October 2026 (cleaning fee US$119, refundable deposit US$1,000, 30-day minimum, 2.45 miles from Jackson Memorial). Miami listings on the platform that week ran from US$1,375 to US$1,800 for one-bedrooms, so US$2,100 is not a cherry-picked bargain. Thirteen weeks is roughly three monthly payments: US$6,300 of rent on either platform.
| 13-week cost | Furnished Finder | Airbnb (split fee, 14.1%) |
|---|---|---|
| Rent (3 × US$2,100) | US$6,300 | US$6,300 |
| Cleaning fee | US$119 | US$150 |
| Platform service fee | US$0 | US$909 (14.1% of the US$6,450 subtotal) |
| Total before taxes | US$6,419 | US$7,359 |
| Refundable deposit (cash out, not a cost) | US$1,000 | Usually none held as a deposit |
At the top of Airbnb’s published guest-fee range (16.5%), the service fee alone becomes US$1,064 and the total US$7,514 — a gap of about US$1,095 over the same 13 weeks. On single-fee listings there is no separate guest line at checkout, but the host’s ~15.5% fee is inside the price you are shown, so compare the total price, never the nightly rate. And this table is before taxes, which is where the next difference hides.
The tax line nobody compares
A 13-week stay is a transient rental under Florida law: rentals of 6 months or less are taxable accommodations, and Miami-Dade adds a 6% transient rental tax in most of the county (7% in Miami Beach) on top of the state transient tax. That tax is legally due on both platforms. The difference is who handles it. Airbnb collects and remits it automatically — you see it at checkout. On a direct Furnished Finder lease, collecting it is the landlord’s job, and many landlords quote a clean rent-only number. Before you sign, ask in writing whether the quoted rent includes the transient taxes; if it does not, the “cheaper” unit can hand you a four-figure surprise the platform price had already absorbed. The same paperwork discipline protects your deposit: our security deposit guide explains how much Miami landlords can charge and when Florida law forces them to return it — rules that apply in full on a direct lease.
What most people don’t know
- Airbnb’s long-term cancellation policy is the hidden second fee. For stays of 28+ nights it applies automatically. Under the Firm policy you need to cancel at least 30 days before check-in for a full refund; cancel after the stay starts and the host is paid for the nights you used plus the next 30 nights. A hospital can cancel a travel contract with a week’s notice — your Airbnb cannot be cancelled on the same terms. On Furnished Finder there is no platform policy at all, which cuts both ways: you must negotiate a hospital-cancellation clause into the lease yourself, and a good landlord will sign one, because their whole market is contract workers.
- Furnished Finder’s average stay is 92 days. The platform was built around the 13-week contract, which is why its landlords expect questions about start-date flexibility and extensions that a vacation host finds strange. If you are weighing a longer Florida stay after the contract, our snowbird guide to a Miami winter shows how the seasonal market reprices the same neighborhoods from January.
- The deposit math favors Airbnb; the fee math favors Furnished Finder. A direct lease usually asks for a refundable deposit (around a third of a month’s rent is typical on Furnished Finder; the Coral Way example held US$1,000) plus first month upfront — about US$3,219 of move-in cash in the example above. Airbnb typically holds no deposit and splits the stay into monthly installments, which is gentler on cash flow even though the total is higher.
- Your stipend does not care which logo you booked through. The housing money is the same either way — the question is how much of it the platform keeps. Run this comparison together with travel nurse stipends vs. Miami rents: does the math work? and with the taxed-vs-tax-free test in my stipend guide before you compare two offers by their weekly headline.
- Furnished Finder will verify the landlord for free. Its Owner Verification Report checks the person you are paying against the county owner of record. On a direct lease that report, a live video tour and a signed lease before any money moves are your entire fraud defense — there is no platform to refund you later.
My SETTLE verdict: which one I book, and when
Book Furnished Finder when your contract is firm, your start date is set and you can do the verification work: owner report, video tour, written lease with a hospital-cancellation clause and the tax question answered in writing. You keep the ~US$940–1,095 platform layer, and in Miami that is real money against the cost of living in Miami on a single contract.
Book Airbnb when the contract is shaky, your dates may move, or it is your first assignment in a city where you know no one. The platform’s payment flow, reviews and installment billing buy you flexibility and a referee — price that honestly at roughly 15% of the stay, choose hosts whose monthly-stay price already reflects a long-stay discount, and read the long-term cancellation terms before you pay the first month, not after the hospital changes your start date.
Either way: compare totals, not nightly rates; confirm parking, laundry and utilities in writing; and check the unit against the neighborhoods that actually work for hospital shifts in the SETTLE guides for moving to Miami and the best neighborhoods in Miami.
Frequently asked questions
Does Furnished Finder really charge nurses nothing?
Yes — the platform charges the tenant no booking fee or commission. Landlords pay a flat US$199-a-year listing subscription. You still pay the landlord directly: rent, any cleaning fee in the listing, and usually a refundable deposit under a lease you both sign.
Why is the same apartment cheaper off Airbnb?
Because Airbnb’s service fee — 14.1%–16.5% paid by the guest on split-fee listings, or ~15.5% paid by the host and built into the price on single-fee listings — is calculated on the whole stay. On US$6,450 of rent and fees that is US$909–1,064 over 13 weeks. The platform provides payments, reviews and support for that money; the savings come from doing that work yourself.
What happens on each platform if my hospital cancels the contract?
On Airbnb, the long-term cancellation policy governs: after the stay starts, the next 30 nights are effectively nonrefundable unless the host agrees to more. On Furnished Finder, whatever your lease says governs — which is why I insist on a written hospital-cancellation clause (exit with a defined notice period if the agency or hospital cancels) before signing a direct lease.
Do I pay Miami transient taxes on a 13-week rental?
Yes — stays of 6 months or less are taxable in Florida, and Miami-Dade’s transient rental tax is 6% in most of the county (7% in Miami Beach), plus the state tax. Airbnb collects it at checkout. On a direct lease, confirm in writing whether your landlord’s quoted rent already includes it.
